Rentec Direct

Do you have 10 or fewer properties? Rentec Direct offers a robust platform for tracking expenses, property accounting, and tenant screening. Their free version is “their way of giving back to the landlording community.” Additional features include: Online file management and storage, extensive reporting using stats and graphs so you can track performance, and the ability to create recurring transactions. Once you own over 10 units, you will need to move up to the paid version, however, the pricing is very reasonable, starting at only $35/mo.

rentigo –

rentigo will allow you to easily collect your rent online. Tenants love this option as nowadays most people are paying many of their bills via the internet, this makes things even easier for them. Landlords and tenants can also manage and report maintenance issues. Their interface is very user-friendly and works on any desktop, tablet or smartphone!

Rent Tracker

Rent Tracker is a clean and simple way to track your properties using an Android, iPad or iPhone. (A web-based version is coming soon.) They have been in business since 1999, one of the first in their industry, revolutionizing property management software as they go.  They boast the #1 property management app on iTunes and Google Play.

Appfolio –

Appfolio is designed for individuals and property management teams who manage 50 or more units. It is a full-scale property management software system. You can create your own website, handle all of your marketing in one place, manage maintenance, repairs, leasing and so much more.

Property Buddy

Property Buddy is a beautifully designed app that will help you track rent payments and cash flow. This app was created by landlords with other landlords in mind. It is very detailed when it comes to reporting and is packed with many powerful features. Reports can be printed from the app or saved to excel.

Home Advisor & Angie’s List

Once you own a rental property, you will inevitably have more maintenance and repairs to make. You should always use licensed professionals to do the work on your home. Building relationships and repeatedly using the same vendor will help to build rapport. To hire with confidence, you can look around on google and search for reviews online, or you can use one of the apps above to quickly and easily see what people are saying. You will be able to see pricing as well as contact the vendor directly. Both of these platforms are go-to apps of many landlords and property management professionals.

Rentometer

Rentometer is a desktop app that will help you accurately determine rent prices based on other rentals in your area. They create a rent comparison analysis, and have created over 6 million rent comparison reports to date! Rentometer offers a free version and a paid version if you are seeking more property data.
