Rent to Own Homes

If you’re interested in a rent-to-own in the Denver metro area… Not just Denver, but Thornton, Westminster, Aurora, Englewood, Lakewood, Arvada, Highlands Ranch, anywhere in the Denver metro area, this program is for you.  This program is through a company called Home Partners of America.  If you qualify for the program, and it’s easier to qualify than it is to get a mortgage, you get to pick a house that’s currently for sale in the MLS.  Right now there’s over 1,200 available rent to own homes in Denver metro alone.  Based upon your approved rent, Home Partners will purchase that home on your behalf and you get to rent it back.  So it’s a great program for you to get into a house if you don’t have a down payment, or maybe your credit’s a little sketchy and you need some time to work that up.  You can get into a single-family residential home today on a rent-to-own and then you have up to five years to rent that house and purchase it on your timeline.

The beauty of the program is you don’t need a down payment.  If after a year, you don’t like the house, or you don’t like the school district or something changes, you can walk away from that after a one-year lease term.  So almost like renting any other apartment or house, you’re only obligated for the first 12 months, but you have up to five years to purchase that home at the pre-agreed upon price.  And to qualify for this program, the rent-to-own program, you only need a minimum credit score of 550.  That’s great because to get a loan you need a minimum credit score of 620.  So they work with you from a credit standpoint.  You have to have a minimum household income of $60,000.00.  And so that’s not just you, but it’s anybody in the household over 18 years of age can combine their income to have over a 60,000 combined household income.  Stable employment, no history of eviction or landlord issues, no pending bankruptcies, and then no disqualifying criminal history.
